The market continues apace as currently, approximately 675,000 sq m of office space remains under construction. 330,000 sq m can be delivered to market in 2017 provided that all plans announced by developers will be conducted on schedule. What is important is the fact that supply was accompanied by demand \u2013 lease agreements for approx. 755,000 sq m were signed in Warsaw in 2016. This comprises the second best result in the market\u2019s history. All told, the companies from these industries accounted for more than 74% of total demand in Warsaw in 2016. An interesting characteristic of the market was the return of Warsaw as an important location for modern business services. By the end of 2016 it amounted to 14.2% and we can expect decreases in the rate in 2017.<\/p>\n<p>Of the approx. 718,800 sq m of vacant space currently available in both new and older buildings, 32% is located in the Mokot\u00f3w district (approximately 226,900 sq m).<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Rents\"><\/span>Rents<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Prime rents were mostly unchanged over the course of 2016. Currently, prime headline rents in Warsaw City Centre range between \u20ac20.5 and \u20ac23.5 \/ sq m \/ month.
