The highest volume of industrial and warehouse space was delivered to the market around Pozna\u0144, i.e. 133,000 sqm, while the largest scheme of 161,000 sqm is currently under construction in Szczecin. The record numbers in respect of the schemes delivered to the market are not discouraging developers from commencing new projects.<\/strong><\/p>\n<\/div>\n<div class=\"pr-story-subheader\">\n<div year saw the completion of schemes with the record surface area of 801,200 sqm. The highest volume of space, following Pozna\u0144, was delivered to the market in the Warsaw II zone (115,700 sqm) and Central Poland (111,800 sqm). This is confirmed by the three largest transactions completed in respect of schemes delivered to the market in the specific clusters. In the Upper Silesia region Amazon became the new tenant in the Panattoni BTS Amazon Sosnowiec scheme with the surface area of 135,000 sqm under a build-to-suit agreement. In Central Poland two lease transactions were completed in respect of BTS Castorama with the surface area of 101,700 sqm by Castorama and Panattoni \u0141\u00f3d\u017a BSH BTS with the surface area of 79,000 sqm by BSH.<\/div>\n<\/div>\n<div class=\"pr-story-subheader\">\n<h3 class=\"pr-header--xsmall pr-header--xsmall-high text--wrap\"><span class=\"ez-toc-section\" id=\"Szczecin_under_construction\"><\/span>Szczecin under construction<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<\/div>\n<div class=\"pr-story-paragraph\">\n<div class=\"pr-text--xxlarge pr-text--xxlarge--serif\">Developers do not seem to be discouraged by the number of schemes delivered to the market, particularly when we look at the volume of space currently under construction: 1,275,000 sqm. The largest projects include those being developed in Szczecin (Panattoni BTS Amazon \u2013 161,000 sqm and Goodman BTS Zalando \u2013 130,000 sqm) and in Sosnowiec (Panattoni BTS Amazon \u2013 135,000 sqm).<\/div>\n<\/div>\n<div class=\"pr-story--quote\">\n<div class=\"pr-story--quote--icon\"><\/div>\n<div>\n<p class=\"pr-text--xxlarge pr-font--sans\">The Polish warehouse market is attracting attention of foreign players as it skilfully combines relatively low rents with increasingly better standard and advancement level of the schemes developed. In most of the regional cities analysed rents did not change from January to June, which results from the balance between the growth in supply and the growing demand from tenants. Consequently, the highest lease costs are encountered for warehouses located within the boundaries of Warsaw: between 3.5 and 5.00 EUR\/sqm\/month, while the lowest ones are recorded in Central Poland: between 2.00 and 3.2 EUR\/sqm\/month, which is due to the dominating presence of large logistics parks.<\/div>\n<\/div>\n<div class=\"pr-story--quote\">\n<div class=\"pr-story--quote--icon\"><\/div>\n<div>\n<p class=\"pr-text--xxlarge pr-font--sans\">Consistent demand combined with high availability of land for industrial and warehouse schemes are factors that cause rents to have remained stable for many quarters now. What affects it significantly is the fact that the warehouses delivered to the market are mostly leased. The volume of pre-let space in the schemes currently being developed is nearly 80%. It accounts for 22.4% of the country\u2019s total stock<\/div>\n<\/div>\n<\/li>\n<li class=\"margin-bottom--base\">\n<div class=\"flex\">\n<div class=\"flex--left pr-text--xxxlarge\">\u00a0In Q2 2017 the total volume of stock under construction was 272,100 sqm, which is the second highest result among all warehouse markets in Poland.<\/div>\n<\/div>\n<\/li>\n<li class=\"margin-bottom--base\">\n<div class=\"flex\">\n<div class=\"flex--left pr-text--xxxlarge\">\u00a0Supply grew by over 100,000 sqm in Q2. The largest scheme delivered was another phase of P3 B\u0142onie (47,500 sqm)<\/div>\n<\/div>\n<\/li>\n<li class=\"margin-bottom--base\">\n<div class=\"flex\">\n<div class=\"flex--left pr-text--xxxlarge\">\u00a0The rapid increase of the new supply and the dominance of large-scale projects affects rental rates, which are stable and remain at one of the lowest levels in the country<\/div>\n<\/div>\n<\/li>\n<li class=\"margin-bottom--base\">\n<div class=\"flex\">\n<div class=\"flex--left pr-text--xxxlarge\">\u00a0New transport infrastructure in the eastern (S8, A2) and southern (S8, S19) parts of the hub will result in warehouse development in these directions over the following years<\/div>\n<\/div>\n<\/li>\n<\/ul>\n<\/div>\n<div class=\"pr-story-subheader\">\n<h3 class=\"pr-header--xsmall pr-header--xsmall-high text--wrap\"><span class=\"ez-toc-section\" id=\"Upper_Silesia\"><\/span>Upper Silesia<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<\/div>\n<div class=\"pr-story-list\">\n<ul>\n<li class=\"margin-bottom--base\">\n<div class=\"flex\">\n<div class=\"flex--left pr-text--xxxlarge\">\u00a0Upper Silesia remains the second largest market in Poland after Warsaw II<\/div>\n<\/div>\n<\/li>\n<li class=\"margin-bottom--base\">\n<div class=\"flex\">\n<div class=\"flex--left pr-text--xxxlarge\">\u00a0Warehouse space increased by 23,000 sqm in Q2 2017, following the delivery of Goodman Gliwice Logistics Centre and Segro Logistics Park Gliwice<\/div>\n<\/div>\n<\/li>\n<li class=\"margin-bottom--base\">\n<div class=\"flex\">\n<div class=\"flex--left pr-text--xxxlarge\">\u00a0Despite completion of new supply, vacancy rate decreased by 0.2 p.p. compared to the end of Q1.
