In August, nearly three times more apartments were sold than the previous year

Demand like never seen before – this is the shortest way to characterize the situation on the largest housing markets. In August 2023, developers sold almost three times more apartments on the six largest markets than a year earlier. Such a boom deserves a broader analysis. That’s why experts from RynekPierwotny.pl decided to check what types of apartments developers sold most frequently in August 2023.

Warsaw: Białołęka not at the top
The popularity of the Safe Credit 2% program might suggest that Białołęka was the leader in selling new apartments in Warsaw in August 2023. However, these assumptions prove to be completely wrong. The biggest share in the sales “cake” was by Mokotów (21%). The next districts on the podium are the already mentioned Białołęka (17%) and Ursus (12%). The August sales of developers in Warsaw were 51% higher than the average for the previous 12 months. The largest sales share had apartments with a developer’s cost of 10,000 PLN / sqm – 12,000 PLN / sqm (23%), 12,000 PLN / sqm – 15,000 PLN / sqm (37%) and 15,000 PLN / sqm – 20,000 PLN / sqm (20%).

Krakow – both Prądniki at the forefront of premises sales
People familiar with the Krakow apartment market might assume that Prądnik Biały was leading in August. This intuitive assumption turns out to be correct this time. The mentioned district from the north of Krakow generated 18% of developers’ August sales. Mistrzejowice (13%), Podgórze (13%) and Prądnik Czerwony (10%) also played quite a significant role in the primary market. Overall, developers’ August sales in Krakow were 45% higher than the average from the previous 12 months. The most frequently sold were premises costing within the offer from 9,000 PLN / sqm – 10,000 PLN / sqm (21%), 10,000 PLN / sqm – 12,000 PLN / sqm (27%) and 12,000 PLN / sqm – 15,000 PLN / sqm (33%).

Wrocław: Prosperity in the west and south
In August, Wrocław developers had nothing to complain about as the Capital of Lower Silesia significantly outperformed Krakow by the number of sold “M”. The good economy was particularly noticeable in two parts of the city. These are Fabryczna (42% sales) and Krzyki (27% sales). In general, the most frequently sold apartments were those with an offer price of 9,000 PLN / sqm – 10,000 PLN / sqm (15%), 10,000 PLN / sqm – 12,000 PLN / sqm (43%) and 12,000 PLN / sqm – 15,000 PLN / sqm (26%). August brought new apartment sales in Wrocław even 137% higher than the average from the previous 12 months.

Polesie is the undisputed leader on the Łódź market.
When it comes to the August sale of new apartments, Łódź cannot compete with Warsaw, Wrocław, and Kraków. But here too, the result higher (+14%) than the average from the previous 12 months was noted. The undisputed sales leader was Polesie, where 46% of the apartments sold by developers in August were located. The vast majority of the primary market in Łódź was concentrated in the following price ranges: from 7,000 PLN / sqm to 8,000 PLN / sqm (16%), from 8,000 PLN / sqm to 9,000 PLN / sqm (36%), from 9,000 PLN / sqm to 10,000 PLN / sqm (21%) and 10,000 PLN / sqm – 12,000 PLN / sqm (15%).

In Poznań, the most apartments have been sold in years
As for Poznań, the Capital of Wielkopolska recorded the highest sales result in years in August. A difference of 119% compared to the average from the previous twelve months. Grunwald (36%), Jeżyce (22%) and the Old Town (21%) had the most significant impact on this result. Poznań developers most often sold “M” for 9,000 PLN / sqm – 10,000 PLN / sqm (27%), 10,000 PLN / sqm – 12,000 PLN / sqm (39%) and 12,000 PLN / sqm – 15,000 PLN / sqm (22%).

Tri-City: “M” sales higher than in summer 2021
There was also a very good sales situation in the Tri-City, where the main pillar of the primary market was, of course, Gdańsk. August sales of Tri-City developers turned out to be even higher than the results from summer 2021. Compared to the previous 12 months, we are talking about an increase of 61%. The distribution of prices for new premises sold in the Tri-City area was quite even, as usual. The most popular were the following price ranges: 10,000 PLN / sqm – 12,000 PLN / sqm (23%), 12,000 PLN / sqm – 15,000 PLN / sqm (18%) and 15,000 PLN / sqm – 20,000 PLN / sqm (19%).
