The largest office projects of 2016

Last year was the most fruitful in the history of the Polish office market. So many significant projects have never been commissioned before

In 2016, around 60 per cent more office space has been commissioned than the average in recent years. According to Walter Herz specialists, less than 900 thousand sq m of offices emerged, with over 400 thousand sq m in the Warsaw agglomeration.

In Warsaw, 21 investments have been commissioned, including 3 projects, the potential of which clearly stands out. A 220 meter Warsaw Spire tower, located at the Europejski Square, near Daszyńskiego roundabout supplied over 59 thousand sq m of office space. In the two buildings of Gdański Business Center complex by Gdański Railway Station, a total of 49 thousand sq m of offices have been commissioned.

In the second, 155 meter Warsaw high-rise completed last year, there is over 46 thousand sq m of office space. Q22 glass office tower, designed by Kuryłowicz & Associates studio, resembling broken off quartz crystal, emerged at the junction of Grzybowska Street and Aleja Jana Pawła II Street.

Last year also saw completion of the construction of Eurocentrum Office Complex Delta (25 thou sq m) at Aleje Jerozolimskie Street, Astrum Business Park I by Łopuszańska (22.5 thou sq m) and Atrium II (20.2 thou sq m) at Pereca Street, next to the ONZ roundabout, as well as Prime Corporate Center (20.1 thou sq m) at Grzybowska Street.

Cracow has a similar number of projects completed in 2016 as Warsaw. Among the largest facilities commissioned last year in the capital of Małopolska province are three buildings of DOT Office complex (a total of 21.3 thou sq m), located at Czerwone Maki Street and Axis office building (19.3 thou sq m), which emerged at Mogilskie roundabout. In the northern part of the city by Opolska Street, O3 Business Campus project (19 thou sq m) has been commissioned, as well as CH2M Center office building (15 thou sq m) at Marii Konopnickiej Street.

In Wroclaw, which is the third biggest office market in Poland, among the commissioned office buildings were Business Garden I (37 thou sq m) at Legnicka Street and Pegaz complex (a total of 18.5 thousand sq m) at the intersection of Kazimierza Wilekiego, Grabarska and Ruska Streets. The needs of Kaufland company were fulfilled with the project measuring 16 thousand sq m at Armii Krajowej and Ziębicka Streets.

Last year 6 office buildings entered the Tri-City market. In Gdańsk, Triton Business House office buildings (21.3 thou sq m) at Jana z Kolna Street and C200 (17 thou sq m) at Marynarki Polskiej Street and in Gdynia buildings Tensor X and Y (altogether 13 thou sq m) have been completed.

Twice as much office space was commissioned In Katowice in 2016 than the year before. The market was reinforced with eight projects. The largest of them is Silesia Star II B (13thou  sq m), located at Uniwersytecka Street, the third stage of A4 Business Park complex (12 thou sq m), located at Francuska Street, as well as the next stage of Silesia Business Park (12 thou sq m) located at Chorzowska Street.

In Poznań, the developers commissioned seven office buildings, of which the largest is the Maraton (a total of 24 thou sq m), situated at Królowej Jadwigi and Maratońska Streets. In Łódź five projects were completed in 2016, including University Business Park II (19.4 thou sq m) at Wólczańska Street. The two stages of Technic Office Park (7.1 thou sq m) have been commissioned in Lublin, whereas in Szczecin Storrady Park Offices project (7.4 thou sq m) has been completed.

Walter Herz specialists predict that this year may be as successful for the office market as the last one. Over 1.5 million square meters of offices is under construction, almost half of which in Warsaw. As experts estimate, this year developers have a chance to put into operation another 900 thousand sq m of space, including approx. 350 thousand sq m in the Warsaw agglomeration.
