The S.G.T. EuRoPol Gaz S.A. has put up for sale the 22,708 sq m investment site at 7 Literacka Street, on the border of Bielany and Żoliborz districts. The owner’s sale process is supported by Colliers International, a leading advisor on the commercial real estate market. The deadline for submitting offers is 16.11.2020 at noon.

The property consists of 4 plots of land, 2 owned by the company and 2 in perpetual usufruct. The area has a building permit for an office and service building with a total usable area of approx. 35,000 sq m, which is currently in shell-state (partially enclosed). The Study of Conditions and Directions of Spatial Development of Warsaw allows for multi-family development of the site.

The plot is located only 8 km from the centre of Warsaw and 13 km from the
F. Chopin Airport. The proximity of Powązkowska and General Maczek streets, and most of all the Armii Krajowej Avenue which is part of the S8 expressway, ensures excellent access to other parts of the city and subruban towns situated southwest of the capital. The property is located in the immediate vicinity of the Ofiar Zbrodni Katyńskiej roundabout, which features numerous bus stops. Within 650 m, at the intersection of the Armii Krajowej and Broniewski streets, there are also tram stops.

“The availability of land in attractive urban locations, free of legal and technical defects, is extremely low today. Taking this into account, the plot at 7 Literacka Street is currently one of the most interesting investment sites for sale in Warsaw. On the border of Żoliborz and Bielany districts, where it is located, the residential tissue  is developing rapidly, and the service and social infrastructure with it. The land is located in the immediate vicinity of green areas such as Fort Bema, Lasek na Kole or Olszyna Park, as well as service and commercial centres. It is becoming more and more challenging to find sites with similarly high investment potential in Warsaw”, says Emil Domeracki, Director of the Investment Land Department at Colliers International.
