This year, hotel resources in the country will increase by over 7 thousand rooms. Many facilities are to open in tourist destinations, and the largest number of rooms is to emerge in Warsaw.
In 2018, we observed a further growth of the hotel market, both in terms of demand and new supply. The number of nights spent in our country increased by 7 per cent, and Polish airport handled 15 per cent more passengers (41.74 million) than a year earlier. There are already over 2800 categorized hotel facilities in Poland, which offer approximately 137 thousand rooms.
Last year, however, most of the largest hotel markets in the country did not record a significant increase in operating results. According to Bartłomiej Zagrodnik, Managing Partner at Walter Herz, this is a result of the significant number of openings of new facilities in 2018 – Last year, there weren’t many investment transactions in the hotel segment, which was primarily caused by high price expectations and insufficient number of offers available – admits Bartłomiej Zagrodnik.
In 2018, 4* Holiday Inn hotel located in the center of Warsaw, 4* Park Inn by Radisson hotel and 4* Gromada hotel in Cracow, as well as 4* Holiday Inn Express hotel in Gdańsk changed their owners.
Warsaw with 1300 new rooms
Warsaw, which has the largest accommodation offer in the country (14.6 thousand rooms in 97 in categorized facilities), is awaiting another interesting opening this year. According to Walter Herz, Warsaw market will gain 1300 hotel rooms this year. Among others, Vienna House hotel with 164 rooms, Motel One with 333 rooms, Four Points by Sheraton with 192 rooms, Moxy with 141 rooms, Ibis Styles with 214 rooms and Puro hotel with 120 rooms will be commissioned.
Cracow, which is the second largest hotel market in the country, can boast of good last year’s results in terms of the number of overnight stays, as well as a balanced structure of guests and stable operating results. This makes Cracow effectively attract international investors. It is also a result of the growing popularity of the city among tourists year by year. In 2018, the capital of Małopolska was visited by nearly 13.5 million tourists, 4 per cent more than a year earlier. Guests can enjoy 168 renowned facilities, with 11.18 thousand rooms.
According to Walter Herz, this year the Cracow’s resources are to increase by 400 hotel rooms. Among the most interesting launches announced in the city are MGallery by Sofitel hotel with 64 rooms, Radisson Red with 230 rooms and Ibis Styles Santorini with 120 rooms.
Twice as many new hotel rooms in the Tri-City as in Cracow
This year, twice as many hotel rooms as in Cracow are to emerge in the Tri-City. 2019 will bring 800 new rooms in newly opened hotels on the Tri-City market. Such hotels as Deo Plaza (Radisson Blu) with 350 rooms, Holiday Inn with 236 rooms and Radisson Blu Sopot with 230 rooms are to welcome their guests. In Gdańsk, new hotels are mainly built on the Spichrzów Island near the Old Town and on the former shipyard areas of Młode Miasto. A significant number of hotels built in the Tri-City constitute condo hotels that dominate in the tourist destinations.
According to Walter Herz latest report on the hotel market, Wrocław’ hotel resources will increase by about 430 rooms this year. This year, among the most interesting openings are Best Western Premier Hotel with 64 rooms, Altus Palace with 91 rooms, Arche airport hotel with 120 rooms, Blue Sky hotel with 107 rooms and Traffic hotel with 36 rooms.
Hotel market in Poznań, unlike other agglomerations, recorded an above-average increase in prices in 2018. It was the result of organizing numerous fairs in the city, business visits with limited new supply in the hotel segment in recent years. Last year, however, several new hotels were commissioned in Poznań, including Altushotel with 109 rooms, Focus with 94 rooms, and Park Inn by Radisson with 166 rooms. In 2019, more facilities are to open in the capital of Wielkopolska region. They are to provide about 240 hotel rooms.
