Prices of dormitories and apartments for students at historic levels

Rising property prices are also hitting students. In Wrocław, dormitory rates have reached 1350 PLN, and the rent for a studio apartment in Warsaw is over 3200 PLN. This is even 600 PLN more than just a year ago. Multi-room apartments, which students often rent, have also become more expensive compared to the previous academic year.

Experts from the comparison service rankomat.pl have examined the rental prices of different types of properties by students. The conclusions are not good: it’s significantly more expensive than a year ago when rankomat.pl conducted a similar comparison. You can still find cheap accommodation, which depends on the place of study, size, sharing living space, and several other factors.

Which city has the cheapest dormitories?

Of all 11 student cities, Szczecin has the cheapest dormitories. Students there will pay from 310 PLN per month. In Poznań, one should expect to pay more than twice as much (from 640 PLN for a place in a UAM dormitory), similar rates apply at UWr. (from 630 PLN). The most expensive places in the dormitory, above 1000 PLN per month, are in Lublin (1030 PLN), Poznań (1195 PLN), and Wrocław (1350 PLN). In the comparison of the lowest maximum dormitory rates, Szczecin came out on top again (735 PLN).

A year earlier, students from the University of Wroclaw also paid the most for a dormitory (from 585 PLN to 1251 PLN per month). Back then, it was 55 PLN to 101 PLN less than in the academic year 2023/24. In Warsaw, it was cheaper by 129 PLN and 140 PLN depending on the dormitory and the number of students in the room. Students at UJ currently pay 260 PLN more for the most expensive accommodation option in a student dormitory than just 12 months ago.

A studio for the wealthy

Studying plus living in a studio is an option for the wealthiest students. The price range is gigantic, especially when comparing Warsaw to other academic cities. In the capital of Poland, the average rent for a studio apartment (only rent, without utilities) is 3228 PLN, and in Toruń, it’s 1178 PLN – according to data from the portal gethome.pl. Apart from Warsaw, the most expensive university cities in terms of average studio prices are Wrocław (2421 PLN), Kraków and Gdańsk (just over 2600 PLN per month).

Studio apartment prices are steady, and the cheapest rent does not go below 1000 PLN. The contrast between minimal rates for a studio is much smaller than for average rates – from at least 1100 PLN in Toruń to a minimum of 1900 PLN in Gdańsk. Even in expensive Kraków or Wrocław, gethome.pl ads start from 1200 -1250 PLN plus bills.

A year earlier, Warsaw was the city with the most expensive studios, with an average of 2665 PLN, almost 600 PLN less than currently. In other cities, average rental prices for 1-room apartments were similar or even slightly lower than a year ago. Then, the cheapest offers started from 1900 PLN per month without additional fees.

A room for a penny, but in Lublin

Students can also rent a room in a flat. It is cheaper than renting a studio but does offer more privacy than a dormitory. Prices for this type of accommodation depend on the city and the distance from the center or the standard of the apartment’s finish. Krakow is the most expensive (1950 PLN on average for a room in an apartment), and Lublin is the cheapest (550 PLN). In the academic year 2023/24, Gdańsk has surprisingly low rates for room rental (1250 PLN), and Łódź has high ones (1450 PLN).

A year earlier, Gdańsk had the highest average rate for a room rental in an apartment (1800 PLN), and the lowest was in Katowice (490 PLN) – according to comparisons of data from the portal gethome.pl.

Looking for a roommate to a flat already occupied by other students to share rental costs is a normal practice in Poland. In Warsaw, the average rental price of flats is the highest regardless of the number of rooms. The cheapest are in Toruń (1814 PLN for a two-room flat and 2198 PLN for a three-room flat) and Lublin (3196 PLN for a four-room flat).
