The Polish Chamber of Commercial Real Estate (PINK) has published figures summarizing office market in eight major regional markets in Poland (Kraków, Wrocław, the Tri-City, Katowice, Poznań, Łódź, Lublin, Szczecin) for the Q1 2026. The data is sourced from advisory companies from the commercial real estate sector (Avison Young, Axi Immo, BNP Paribas Real Estate Poland, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Polska, Savills) and includes information on existing modern office stock, new completions, take-up volumes and vacancy rates.
At the end of Q1 2026, the total modern office stock in the eight major regional markets amounted to 6,760,600 sqm. The largest office markets in Poland (following Warsaw) were Kraków (1,851,100 sqm), Wrocław (1,361,800 sqm) and Tricity (1,075,000 sqm).
In the first quarter of 2026, the new supply reached 47,200 sqm of office space in five projects (throughout 2025, new supply totaled 20,500 sqm).
At the end of March 2026, approximately 1,178,300 sqm of vacant space was offered in the eight major regional markets, resulting in a vacancy rate of 17.4% (an increase of 0.5 p.p. compared to the previous quarter and a decrease of 0.1 p.p. against corresponding period of 2025). The highest vacancy rate was recorded in Katowice – 22.1%, while the lowest was registered in Szczecin – 7.9% (Kraków – 18.4%, Wrocław – 22 %, the Tri-City – 10.8%, Łódź – 19.6%, Poznań – 13.8%, Lublin – 10.5%).
The total take-up stood at 121,500 sqm in the first quarter of 2026, which was 51% lower result compared to the previous quarter and 30% lower result compared to the corresponding quarter of 2025. The largest volume of space was leased in Tricity (49,500 sqm), Wrocław (25,500 sqm) and Kraków (16,700 sqm).
In Q1 2026, new leases recorded the largest share in transaction volume, accounting for 51%. Lease renewals accounted for 37%, expansions 11%, while owner-occupier transactions made up 1% of the total tenants’ activity.
Among the largest transactions recorded between January and March 2025 were the renewal of a lease agreement for 13,000 sqm by an undisclosed tenant from the business services sector across two buildings within the Business Garden complex in Wrocław, followed by the renewal of a 6,800 sqm lease by Adtran at Tensor Y in Gdynia.
